Terms & Conditions

These terms and conditions govern the process of applying for and purchasing a plot in the Dakhina City project, managed by Dakhina Real Estate (Pvt.) Ltd. All interested buyers are requested to read and understand these terms before proceeding with an application.

1. Application and Documentation

  • Prospective buyers must complete the company's prescribed application form.
  • The following documents must be submitted along with the application form:
  • Two passport-sized photographs of the applicant.
  • A photocopy of the applicant's National ID (NID) card.
  • Two passport-sized photographs of the nominee.
  • A photocopy of the nominee's National ID (NID) card.

2. Booking, Down Payment, and Payment Plans

  • A booking money of BDT 50,000 (fifty thousand) per katha must be paid at the time of booking.
  • Payment for the down payment can be made in cash or by bank check. The required down payment is as follows:
  • For one-time payment plans: 50% of the total value.
  • For installment plans: 30% of the total value.

3. Agreement

  • Upon the successful payment of the down payment for either one-time or installment plans, a formal agreement will be executed between the buyer and Dakhina Real Estate (Pvt.) Ltd..
  • This agreement will be completed on a 300 Taka non-judicial stamp.

4. Payment Methods

  • All payments must be made in favor of "Dakhina Real Estate (Pvt.) Ltd.".
  • Accepted payment methods include cash, check, bank draft, or pay-order to the company's designated bank account.
  • Buyers residing abroad can make payments in foreign currency, which will be converted to the equivalent amount in BDT.

5. Additional Costs

The buyer is responsible for bearing all costs associated with plot registration and the transfer of deeds.


6. Cancellation and Refund Policy

  • If a plot booking is cancelled, a refund will be issued after a deduction of 20% from the total amount paid.
  • The company reserves the right to deduct all applicable service charges and document charges from the refund amount as needed.

7. General Conditions

  • The Dakhina City project is being developed in accordance with the private housing policies of the Government of Bangladesh.
  • The project has received a no-objection certificate (NOC) for a residential project from the District Commissioner's office and has also obtained location clearance from the Department of Environment.
